Option finance is a contract between a buyer and seller, giving the buyer a right, not an obligation, to buy or sell the asset at a specified date and/or price, depending on the form of the option. Option contracts are entered into because individuals or businesses believe in time, either through themselves or market conditions, the value of the land parcels will increase.
Options can increase their value through DA’s being acquired on the site or through future zoning changes, NWC Finance provides funds based on the site valuation rather than the original purchase price. This increases your borrowing power and gives you access to more cash to use for other opportunities. For example, in some situation’s clients have borrowed up to 110% of purchase price.
